What is DDA Apna Ghar Awaas Yojana 2025?

Launched on 20 May 2025 by Delhi’s Lieutenant Governor Vinai Kumar Saxena, the DDA Apna Ghar Awaas Yojana is a residential housing scheme by the Delhi Development Authority that offers affordable housing under the “First Come, First Serve” basis.

Under this scheme, ready-to-move flats in various categories—EWS, LIG, MIG, and HIG—are being offered in Siraspur, Loknayakpuram, and Narela at concessional rates.

Eligibility Criteria

To apply for a DDA flat under this scheme:

For joint application with a differently-abled person, the co-applicant must be a close family member

Must be a citizen of India

Applicant must be 18 years or older

For EWS category, annual family income must not exceed ₹10 lakh

No income limit for LIG, MIG, and HIG categories

Must have a valid PAN card

Create a login using your PAN and other personal details

Use the login ID and OTP to access your dashboard

Select “DDA Apna Ghar Awaas Yojana 2025

Pay non-refundable registration fee of ₹2,500

Proceed with flat selection

Choose your preferred flat from the list

Review layout, size, and price before finalizing

Flats are ready-to-move, so possession is quick

Booking opens from 27 May 2025

You get 15 minutes to make the booking payment

During this window, no one else can book your selected flat

Make sure your bank account has enough funds

A Demand-cum-Allotment Letter (DOL) will be issued within 24 hours

Documents Required

  • Self-declaration for age and nationality
  • Undertaking of no alterations in flat
  • Valid ID proof: Aadhaar Card, Voter ID, Govt. ID, Driving License, or Ration Card
  • Attested PAN Card copy
  • Copy of Loan Sanction Letter (if applicable)
  • Bank Statement with name & account details
  • EWS certificate (for EWS category)
  • Disability certificate (if applicable)
  • TDS certificate (if asked)

Payment Terms

  • Full payment must be made within 60 days of receiving the DOL
  • For differently-abled buyers opting for Hire Purchase, pay 25% upfront and the rest via EMI for 15 years
  • If payment is not made within deadline, booking will be cancelled
  • Booking amount is non-refundable if canceled due to non-payment

Home Loan Facility

  • Apply for a home loan within 30 days of receiving the DOL
  • Delays by the bank will not be DDA’s responsibility
  • Loan can be taken from any government-recognized bank
  • Delays in payment may incur penalty charges

How to Pay for the Flat

  • Registration and booking fee can be paid via NEFT/RTGS/Net Banking
  • Once the demand letter is issued, payment must be made from the applicant’s account only
